Is purchasing a new home a better idea than purchasing a resale home? Yes and no. It depends on your situation.

Buying a new home does offer some advantages that you won’t get with a resale home. New homes are more energy efficient, and many have the open-floor concepts that people are looking for today. However, a new home could get quite pricey. Landscaping could cost you a lot, and the model home you see might give you some false hope about what’s going to be included in the home you buy.

This is where a great real estate agent can come in handy. They can help you determine whether a new or resale property is a better fit for you. One thing I know for sure is that you shouldn’t visit any new homes without an agent present. The agents at those model homes work for the builder. You might think they will give you a good deal if you aren’t working with an agent.

In reality, the opposite is true. Statistically, builders give better deals to the buyers who are working with real estate agents. When you don’t have an agent, they will take advantage of you. They won’t let you hire an agent for the remainder of the transaction either.

Builders give better deals to buyers working with agents.
