Las Vegas New Construction Condos TownhomesIt’s been a good year for Las Vegas homebuilders and that trend continued last month according to new data released by Home Builders Research. In all, 944 new-home sales were recorded in June, which is up a strong 11.7 percent from June of 2017.

But what’s even more impressive is that through last month, 5,156 new homes have been sold in 2018, and that total represents a 19.4 percent jump overall compared to the first 6 months of last year.

Also noted in the report is that new condos and townhomes accounted for 11 percent of June’s new home sales volume, which is also up 3 percent compared to last June.

In case you haven’t noticed, the new construction real estate market around Las Vegas has been robust over the last several years, and 2017 was once again no different. According to a recent report, new construction home builders closed just over 9,401 new home sales in Clark County last year, which is a 16.2% jump compared to new home sales in 2016.  

The report, which was originally released from Las Vegas-based Home Builders Research, also noted that the median sales price of new construction homes once again hit a record high, reaching $371,782 in December and representing a 10% spike year-over-year.  

One issue facing the new construction market in Las Vegas heading into 2018, however, seems to be a shortage of future development opportunities.

The new residential options are really heating up in the Las Vegas area where three affordable new construction communities are going up right now.

Caledonia

The first new construction community is Caledonia, set within the traditionally more affluent, master planned community of Summerlin, in the Las Vegas Valley. The home designs include several one- and two-story models, with generally three- to five-bedrooms and up to four-baths. As well, the homes all come with a two-car garage and between nearly 1,900 to upwards of 2,500 square feet of living space.

New construction homes sales are on the rise in the early going of 2017, and according to reports, there seems to be no sign of a slowdown anywhere in sight. 

Recently released data from Home Builders Research revealed home builders in Clark County unloaded 831 new homes in March alone, bringing 2017’s total new home sales to 2,023 through the first three months. Compared to the first quarter of 2016, new construction homes sales in the Clark County area have spoiled 33.5%, which is the highest level recored for a first quarter since all the way back to 2008.  

New construction home prices are also on the rise, with the most recent median sales price recored at $329,900, or about 5% higher than this time last year.
