I checked out Lennars new homes in Southern Highlands yesterday starting in the mid 500's. They have single story , 3 car garage homes, starting at 3792 sq. ft with large lots over .25 acre. I was very impressed as they came with a lot of upgrades at no extra charge, including a whole house automation package you can control from your smartphone. These homes are located in a very exclusive private country club with some membership options available. Let me know if you would like to see them or need more info!
Right now homes are going up in price in Las Vegas.
Anything that is priced close to market is selling very rapidly and most homes are getting multiple offers over list price. We have a shortage of homes on the market and with low interest rates buyers are creating a high demand. We also have a lot of large hedge funds buying hundreds of homes in Las Vegas just to rent them out for cash flow.
The million dollar question is whether we can sustain this price appreciation. I attended a luncheon yesterday where a real estate attorney stated that over 14% of people in Las Vegas are more than 90 days late on their mortgage and I also heard there are over 80,000 vacant homes that are in some stage of foreclosure but haven’t hit the market yet.
In March of this year, we had four major college basketball conference tournaments here, Big league weekend at Cashman field, two NASCAR races, two Worlds of Outlaws sprint car races to name a few. On top of that you have world class entertainment going on all the time, and world class restaurants. The amount of stadiums here, parking, as well as hotels available, availability of affordbale flights going in and out of Las Vegas, makes it an attractive place to have college tournaments and sporting events. Plus who doesn’t like to go to Vegas in the springtime when the weather is in the 70's and 80's. I love it here!
Yes you can still buy in Las Vegas with Zero down. There is a new down payment assistace program that with "gift" 4% towards your down payment.
